Potala Village, owned and developed by Dargey Enterprises at a cost of $19.8 million, is the latest addition to downtown Everett’s housing market. The corner of Rucker and Pacific was previously occupied by a used car dealership and was a magnet for illegal activities.
The 150,000-square-foot building has 108 housing units and one level of commercial space above two levels of parking. Bordered on three sides by major thoroughfares and an adjacent four-story building made for a very tight construction site. The building has three levels of wood frame construction over two levels of post-tensioned concrete deck. The foundation is poured concrete spread footings with slab-on-grade parking.
It is the first multi-family project in Everett and Snohomish County to be certified Built Green and features thermal windows with vinyl frames, Hardi Plank fiber cement horizontal lap siding, metal panels and brick façade and building wrap moisture protection.
During construction, Synergy Construction, Inc. worked with the developer to value engineer and set an aggressive schedule. The result was that Synergy provided numerous upgrades and a high quality finished project, and beat the original schedule by nearly three months – reducing the final cost by $1.32 million.
The Potala Village project covered 12 months and 49,860 man hours with no injuries.
